Town
& Country Appraisals was started circa 1995
and is a Full Service Appraisal and Real Estate
Consulting firm that is very active in both Residential
Appraisals and Industrial, Commercial and Investment
Appraisals (ICI).
Our team of Designated and Candidate Members of
the Appraisal Institute of Canada has over 50
years of real estate experience and is led by
Carl Blackwood, AACI, P.App. Carl was granted
the AACI designation (Accredited Appraiser of
the Canadian Institute) in 2005 and has over 20
years of appraisal experience having been employed
with a number of well established full service
and ICI appraisal firms in Southern Ontario and
has gained extensive appraisal experience in different
market areas and with different property types.
Carl Blackwood is on the approved list of the
major Banks and many other financial institutions
including various Trust Companies and Credit Unions.
Our reports are used for mortgage financing and
insurance purposes, relocation, taxation and accounting
purposes, matrimonial settlements, estate settlements,
acquisition /disposal decisions, legal purposes
and for loss mitigation. We conduct mostly current
value estimate appraisals but also have experience
in providing prospective and retrospective value
estimates.
The Appraisal Institute of Canada (AIC) is the
country`s premier appraisal organization and our
membership or associate membership assures you
that we have and continue to learn the training
and skill set required to offer value opinions
which you can have confidence in. As members of
the AIC, our commitment is to keep up to date
with current market trends and industry standards.
Most of our team are also members of the Canadian
and Ontario Real Estate Associations (CREA and
OREA) and some of us are members or are associate
members of a number of real estate boards from
where we get a large portion of our market information.
We also have a wide network of real estate industry
contacts where we gain valuable insight and information
on different real estate issues which may be relevant
to our tasks as appraisers and consultants.
Our home office is located in Hamilton but our
team of appraisers cover a wide geographical area
ranging from parts of the GTA, the Niagara Region,
Oakville, Burlington, Brantford, Haldimand County,
Hamilton and the Tri-Cities of Cambridge, Guelph
and Kitchener-Waterloo along with all points in
between. We have experience in both rural and
urban properties and we strive to provide our
clients with appraisal reports having market value
estimates that are well supported with well researched
market evidence with all of our appraisals conforming
to the Canadian Uniform Standards of Professional
Practice (CUSPAP) and the Code of Ethics as required
by the Appraisal Institute of Canada. Our reports
are also done in a timely fashion to allow our
clients to make their business decisions sooner.
